Start with the building you already have.
A detached garage is exposed on every side and may have been designed only for a vehicle and storage. Before developing the layout, establish whether the existing structure offers a sensible base for a warm, dry and durable room.
A useful initial assessment should consider:
- roof, wall and floor condition;
- signs of water penetration, condensation or movement;
- internal dimensions after insulation and floor build-up;
- the garage door opening and any other proposed openings;
- access from the house and around the garage;
- the practical route for electricity, heating, water and drainage.
Detached changes the practical equation.
Heat loss and weather exposure
With no shared wall to the house, the roof, floor and external walls all influence comfort. The insulation strategy must work with moisture control and usable internal space rather than being treated as a cosmetic lining exercise.
Services have farther to travel
An office may need only power, data and heating. A shower room, utility or self-contained space can require water and drainage connections across the garden or driveway. Distance, levels and ground conditions affect feasibility and price.
Coming and going
Think about the route in Glasgow rain, lighting after dark and whether the space must be accessible without passing through the house. The new entrance, security and relationship with neighbouring properties all form part of a workable design.
Connection matters—even when it is wireless
For a home office, test broadband or mobile coverage at the garage rather than assuming the house signal will be adequate. A reliable wired connection may be worth planning alongside the electrical work.
Choose a use that suits the separation.
The physical distance from the house can be the detached garage's greatest advantage. It can create genuine separation for focused work, exercise, music or hobbies. It can also be less convenient for uses that depend heavily on the main house.
Home office or studio
Prioritise daylight without glare, secure doors and windows, dependable connectivity, heating and enough electrical capacity for the equipment involved.
Gym or hobby room
Floor loading, impact, ventilation, acoustic treatment and storage may matter more than a highly domestic finish.
Bedroom or more independent accommodation
This is a more involved proposition. Fire safety, access, drainage, ventilation and the exact nature of the proposed occupation need careful professional and local-authority consideration. Do not assume that adding a shower room makes a garage suitable as an annexe.
Resolve approvals and responsibilities early.
A detached garage conversion will commonly require a building warrant where it creates habitable accommodation. Planning considerations may also arise depending on the use, external alterations, the property and any applicable restrictions. Confirm the specific position before work begins.
Detached projects can cost more per square metre than a comparable integral conversion because the shell is more exposed and services may need to cross external ground. A quotation should state clearly how it deals with the existing structure, utility connections, external works, approvals and final finishes.
